Do I need a building permit in Sammamish?

How long does a Sammamish building permit take?

The City does not publish review targets for building permits, and its Building Division notes that staff changes may temporarily reduce service levels. What it does publish is that fees must be paid in full before an application goes to review, and that reviews beyond the second round are billed hourly, so complete drawings matter. Tree removal applications are screened within two business days and reviewed within five. We submit a complete package and handle every correction for you.

Can I build an ADU or DADU on my Sammamish lot?

Often, yes. The City allows up to two ADUs on a lot with a detached single-family home. A detached ADU can be up to 1,000 square feet and 24 feet tall, with 5 foot side and rear setbacks, and front setbacks from 10 to 20 feet depending on the zone. An attached ADU can be up to 50% of the size of the home or 1,000 square feet, whichever is larger. No additional parking is required when the property already has four or more parking spaces. A feasibility study confirms what your property can support before you pay for full drawings.

Do I need a permit to remove a tree in Sammamish?

Yes, for significant trees. A Tree Removal Permit is required to remove a significant tree, which is a deciduous tree 12 inches or larger in diameter or a conifer 8 inches or larger. Over a 10-year period, the number of trees you may remove depends on your lot size, from 6 trees on lots under a quarter acre to 30 trees on lots over 2 acres. Trees in the street right-of-way need a separate right-of-way permit. We screen for trees as part of every project.

How do I apply for a building permit in Sammamish?

The City's Permit Center states that permits are not issued as a result of a visit or meeting, and project-specific questions go through its Project Guidance Request Form.
